The building improvements on this ranch consist of 2 manufactured homes having a total of 4 bedrooms and 3 bathrooms. There is currently a water storage tank behind the home providing water for the camp area for water that is currently being hauled in very inexpensively. All blinds and feeders can convey as well. An excellent road system also provides access to most of the ranch.
Water:
The sellers in the past have been getting water hauled in at a very inexpensive rate so there is not a water well on the ranch. Water wells in the area appear to have good volume and are not extremely deep.
Wildlife:
Wildlife in this area consist of White-Tailed Deer, Rio Grande Turkey, Javelina, and Feral Hogs. Blue Quail are often found in this area and provide additional hunting activities along with dove hunting around water in the Fall. This area is very private with some very large ranches in the area.
Habitat:
The habitat on this ranch consist of a mix of heavy South Texas brush and with some scattered Bull Mesquite Trees. This brush is ideal for growing giant White-Tailed Deer and every year numerous record book deer are killed in Webb and Duval County. Most of the brush on this ranch consist of Blackbrush, Guajilla, Mesquite, and Granjeno with most of the Mesquite being found on the western side.

Electricity can be found on the West side of the ranch to the main camp area.
Topography:
The ranch has excellent elevation changes and starts out about 610 feet along on the slough on the West side and rises up to 690 along the eastern side.
